senior living residential care facilities which includes Active Adults, Independent Living,

STUDY 3: COMPREHENSIVE MARKET
FEASIBILITY STUDY
WHO USES TYPE OF STUDY?
Owner, commercial developer, EB5 developer or investor anticipating building a new facility, expanding or
refurbishing of an existing facility or hotel conversion. This study
is often used as part of a loan package required by venture capital
investors and lenders including
HUD. WHY USE THIS TYPE OF
STUDY? A Comprehensive Market Feasibility study is
"qualitative" more thorough
analysis than a Preliminary Study utilizing extensive on-site analysis and
surveying by researchers. The analysis looks beyond typical
quantitative demand estimates from secondary sources and calculates current economic
conditions; considers consumer research to confirm quantitative
recommendations for types and quantities of new senior
apartments to develop. Confirms the primary market area boundaries
from which the majority of residents originate. Estimate the
willingness of seniors to actually move to this community. Determine
if there exists socio-economic, physical or psychological barriers
which may enhance or attenuate total number of apartments in demand. Hotel conversions also require a high
degree of analysis because the location may have negatives which
must be overcome to attract senior residents. The accuracy and validity of
qualitative market
research data is very high and is considered "primary data"
collected on-site. The primary data includes intrinsic charts, analysis,
forecasts, room size and amenities recommendations, timetables to
achieve breakeven and optional 10 year P & L exhibiting EBITDARM
and cash flow. This study

for submission to local zoning and department of health as well as
