Langworthy Company can present our client's loan package to commercial lenders and loan brokers who are actively pursuing construction and expansion lending to financially qualified senior living residential care applicants. This includes HUD 232& USDA loan applications with favorable non-recourse interest rates and terms up to 35 years. Lending options include bond financing and equity participation from investors actively seeking senior living investment opportunities. Despite the current economy, financially qualified applicants are able to obtain capital for a viable project. In most cases a loan application would include a business plan with financial forecasts supported by a recent market feasibility study and applicant personal financial statements and sources of collateral. Langworthy Company can assist with developing the loan package consisting of market feasibility study, business plan and 10 year financial forecasts expressed in EBITDARM. As of 2012, Government Supported Enterprises (GSE) were actively lending for senior living development at favorable interest rates.

TYPES OF LOANS AVAILABLE: Bond financing; HUD / USDA loans; Commercial Loans. Most equity and debt funding via third parties incur points or success fees. Funding is often based on strength of the project based on market study results; proforma and individuals involved in project.
